In accordance with NYC Construction Codes §28-323, and RCNY §103-13, any space for parking/storing motor vehicles, other than an unenclosed outdoor lot, 1- or 2-car garage, or auto service station or showroom, must undergo a Local Law 126 Garage Inspection by a certified QPSI.
What is a QPSI? A QPSI is certified by New York City and must be a licensed PE that meets all of the qualifications in order to perform structural parking structure inspections. QPSI's ensure compliance with Local Law 126. Our Principal, Chris Krepcio, PE, is a certified QPSI with NYC. When is the filing deadline?
Manhattan Community Districts 1, 2, 3, 4, 5, 6, and 7, must file under Sub-cycle A, between 1/1/2022 – 12/31/2023. FISP SUB-CYCLE C DEADLINE APPROACHING |
Owners and Managers of any buildings 6+ stories with a building block # ending in 1, 2 or 3, the deadline to file your Sub-cycle C report is February 21, 2024.
Your inspection must be completed and a report filed with the DOB by this date to avoid any fines or penalties, which have increased significantly since the last cycle. |

| The Department of Buildings announced on June 21st 2023 the return of the annual No-Penalty Inspection Program, with expanded free inspection offerings for homeowners, business owners, and landlords in New York City. This citywide initiative allows New Yorkers to proactively call 311 to request a free, no-penalty visual inspection of various areas of their property, to get an expert opinion on potential repair projects and guidance on applicable legal requirements.

Sizzling Offers for Retrofits - Local Law 97 |
The NYC Accelerator offers free personalized guidance to co-op and condo boards, including how to secure Property Assessed Clean Energy (PACE) loans, which allow boards to install energy-efficient retrofits with no upfront money, paying them off over the life of the retrofit through liens on the building’s property taxes. For co-op and condo boards dreading the cost of complying with New York City’s Local Law 97, the nonprofit Urban Green Council has some good news: about 88% of multifamily buildings are already in compliance with 2024 caps on their carbon emissions.
