NYC LAUNCHES “GET SHEDS DOWN” PROGRAM, PUTTING A TIME LIMIT ON THOSE UNSIGHTLY SIDEWALK SHEDS |
On August 15th, Local Law 47 of 2025 went into effect bringing significant updates to the NYC Building Code regarding sidewalk shed regulations. This should come as no surprise. Back in July of 2023, the city launched the "Get Sheds Down" program focusing on sidewalk sheds erected for long periods of time.
Local Law 47 is only one of several new local laws passed outlining requirements to improve sidewalk safety, expediting facade repairs and improving shed design by way of lighting, height and color. Which new Local Laws effect FISP compliance? -
Local Law 49 of 2025 - Currently, FISP filings are required every 5 years, however, that timeline could change to 6-12 years, with an 8 year delay for new buildings instead of 5.

Local Law 51 of 2025 - Filing a sidewalk shed permit will trigger new deadlines for repair programs, which will need to be completed within 2 years. Construction documents for those repairs must be filed within 5 months. Don't let these deadlines pass, or you'll be faced with some pretty hefty fines.

Missed filing a 9th Cycle FISP Report?
Early filing for Non-Compliant Owners has begun for Cycle 10. This allows Owners who missed their most recent LL11 FISP Report to file an initial report prior to the start of their designated filing window, in order to stop accumulating civil penalties.

Failure to file will result in a $5,000 penalty each year with a late filing fee of $1,000 per month, so don't delay! |

The community consists of 269 buildings with five different layout configurations. 21,000 square feet of GAF new shingle roofing is being installed. FL - Protecting their Historic Structures

As of July 1st, SB 582 went into effect to protect historic buildings and structures against unlawful demolition.
This bill authorizes a code enforcement board or special magistrate to impose fines above the limits specified in statute for the demolition of a structure listed on the National Register of Historic Places or that is a contributing resource to a National Register-listed district.
