Merritt Engineering has over 35 years of experience in providing engineering services for multi-building residential complexes throughout the tri-state area.
Multi-building complexes are unique, with each building presenting their own set of challenges. External factors, such as weather, oxidation and the natural deterioration of materials over time, can all exact a heavy toll on the buildings in which we live. Ongoing maintenance is crucial to the lifespan of the entire complex, along with the safety of its tenants.
Our team is involved from day one of a project, from planning out expected costs, to phasing plans and coordination of various scopes of work, through the duration of construction. This allows the Owner and Board to be involved with a hands-on approach catered to their specific needs and budget.
Merritt Engineering has worked for various residential complexes, most recently restoring the facades of all 35 buildings at Riverbay, Co-op City, as well as building envelope restoration projects at Kennedy Street Quad, Morningside Heights Housing Corp., Park Terrace Gardens, Bell Apartments, Galaxy Towers, along with many others. Riverbay @ Co-op City (35 Bldgs.) |
- MEC was retained by Riverbay to
conduct Local Law 11 8th Cycle Inspections and Reports at all
35 buildings. This resulted in the design of façade & balcony restoration projects and the filing of revised "Safe" reports. MEC is currently overseeing construction for the duration of the projects.
In addition, our team assessed, evaluated and prepared structural engineering plans for the repair of the precast concrete t-beams, steel structures, and concrete pedestals located at eight garage roofs.

Kennedy Street Quad, a 248-unit, 4 building cooperative located in Bayside, Queens, retained Merritt Engineering to develop a program for the restoration of the facades and the replacement of the roofing systems. The facade restoration project was designed to correct SWARMP (Safe with a Repair and Maintenance Program) conditions that were cited in the building's 8th Cycle LL 11/98 (FISP) report.
This multi-million dollar roof replacement project to take place this year will consist of the complete removal of the entire existing roofing system and replacing it with a Sika SBS modified bitumen system.

Morningside Heights

- Merritt Engineering was retained to design Local Law 11/98 (FISP) related repairs including balcony and bulkhead railing restoration projects at Morningside Heights Housing Corp. Our team also designed facade repairs including re-pointing and the replacement of deteriorated masonry bricks for all 6 buildings.
In addition, Merritt fully restored the development’s main 2-level parking garage which consisted of concrete repairs throughout both levels, and full depth roof deck replacement.

| Park Terrace Gardens

- Merritt Engineering specified and
monitored Local Law 11/98 (FISP) related façade work on all 5 buildings located at Park Terrace Gardens, NYC, to ensure safe façade conditions. The project consisted of masonry replacement, lintel replacement, stone patching and mortar re-pointing work.
In addition, our team designed and oversaw the courtyard restoration project, which consisted of ADA compliant ramps and entrances. Care was taken to protect the landscaping that surrounds the buildings on this property, which Merritt has been present at for 10+ years.

Bell Apartments

- After being retained to complete 8th Cycle Local Law 11/98 (FISP) Inspections & Reports, Merritt Engineering was awarded the repair work required at all 5 buildings. Full façade restorations were completed at each building.
In addition, our team has performed various leak investigations in multiple units, assisted in the design process to legalize laundry rooms on the property, and are currently inspecting each building for 9th Cycle LL 11/98 (FISP) compliance.

After performing a structural survey of the indoor pool deck, MEC was retained to design the necessary repairs cited in our report. Our design documents included repairs to the cracked and spalled concrete and corroded reinforcing at the underside of the pool deck. Our team also oversaw the entire construction process.
In addition, MEC prepared a detailed scope of work letter citing current conditions found after a façade investigation including the necessary repairs required at the north-facing exterior façade walls of Tower 1.
